Adding a First Floor to Your Existing House in Bangalore

Planning first floor construction on an existing house in Bangalore? Structural checks, approvals, living through the work and getting the extension right.

Existing house being opened up and strengthened before an extension

Adding a first floor is one of the most common requests we receive — often from the children or relatives of families we built for years ago. It can give you a new home without buying new land. Done carelessly, it can also put the whole house at risk. Here is how to do it properly.

Step one: can the existing house carry it?

Many older ground-floor homes were never designed for a second storey. Before any drawing, the structure needs checking:

  • Foundation — size, depth and condition, and the soil it sits on
  • Columns and beams — whether they exist, their size and reinforcement
  • Roof slab — thickness, condition and any signs of corrosion or cracking
  • Load-bearing walls — in older houses, walls may carry loads that columns would in newer ones

If the structure needs help, it can often be strengthened — columns jacketed, footings enlarged, beams added. This is planned and costed before work starts, not discovered halfway.

Step two: approvals

An added floor changes your built-up area, so it usually needs a plan approval or modification from the authority for your area. Check that the existing house matches its sanctioned plan too. See our plan approval guide for the basics.

Step three: plan access and services

Where will the staircase go — inside, or outside so the upper floor can be rented separately? How will water tanks, plumbing stacks and electrical supply extend upward? These choices decide how useful the new floor will be.

Living in the house during the work

Families often stay on the ground floor during first-floor construction. It is possible with good planning: protecting the existing roof, managing water during slab casting, and sequencing noisy work. For structural strengthening, we will tell you honestly if a short move-out is safer.

Matching old and new

A good extension looks as though it was always there. We match floor levels, wall finishes and elevation details, and waterproof the junction between old and new — the place most extension leaks begin.

Getting it right

Our renovation and extension service always begins with a structural survey and an itemised estimate. Book a visit and we will tell you what your house can safely carry — even if the answer is “not yet”.
